CONSETT BUSINESS PARK: Business units approved
Plans for new business units at a County Durham business park have been given the green light.
This aimed to provide 14 new ‘starter units’ ranging in size from 1,184 sq feet up to 2,500 sq feet, with a focus on attracting small and medium-sized enterprises (SMEs).
According to planning documents, the application had been with council planners for an “extended period of time” due to extra work and assessments around drainage and land stability.
After considering all evidence and representations, council bosses deemed the scheme acceptable and gave the stamp of approval on April 12, 2021.
The development will be sited to the west of unit 29 at Derwentside Business Centre, within Consett Business Park.
In addition, the planning permission is subject to a section 106 agreement which will allow the council to secure funds from developers to reduce the impact of the development.
This includes funds towards off-site mitigation around ecology issues, due to the expected loss of ‘marshy grassland.’
The plans were submitted by company Priority Space Ltd with a design and access statement setting out the benefits of the proposal.
It reads: “This proposal seeks planning approval for much-needed additional employment space to promote new start-up businesses, support the local economy and help grow small to medium enterprises.
“The buildings are designed to be sympathetic and in-keeping with the local character of the area whilst being attractive and functional to potential occupiers.
“The proposed design is single-storey and of a high architectural quality that responds to all the constraints and opportunities of the site and its immediate context.
“The proposals do not adversely affect the existing highways network, nor do they adversely impact upon the privacy of neighbours and would not create any concerns with regard to overlooking and noise.”
The statement goes on to say: “The applicant specialises in creating commercial accommodation focused at the SME sector.
“The space that is provided is available for sale or to let enabling small enterprises to choose the type of property and tenure that is most suitable for their growth and development.
“The main ethos of Priority Space is to provide space that enhances the local community.
“By working in partnership with local authorities and government agencies, accommodation is designed and created that communities demand and require.”
